Reference: JHB003135-LdS-1 The Portfolio Executive will be responsible for the complete property management of the precinct and retail centre and keeps abreast of new market opportunities and trends to ensure a top-class precinct. The Portfolio Executive focuses on established effective business relationships with tenants and other stakeholders with the objective of increasing the profitability of the property with the support of the onsite centre management team. REQUIREMENTS: Degree in Business, Legal or Financial Management 8-10 years Asset and Property Management experience in a similar role. DUTIES: Business Management: Accountable for the overall budget for the precinct Reviews and presents the annual and biannual valuation budgets for deliberation and review by the Head of Asset Management (Commercial and Mixed-use) Oversees effective asset maintenance and property management through the delivery of the property management team Reviews and accountable for the management packs using the data reporting platform in place and submits to Head of Asset Management for discussion and approval Business development: Identify and explore new leasing opportunities to be implemented Strategic Relations Management: Builds and maintains relationships within the property industry and other business stakeholders to implement industry best practices and to grow and develop a strong business network. Asset Management and maintenance: Oversees the planning of preventative maintenance per asset and the Property Owners Associations and ensure timeous emergency maintenance implementation by the operations teams where applicable Oversees and ensures the delivery of assigned projects according to the approved scope, quality, budget, time frames and quality requirements in line with strategic objectives Oversees the operational management of the precinct to ensure delivery by the relevant operations and property management teams as follows; Utilities management Statutory compliance Occupational Health and Safety Use of Technology General maintenance and Capital expenditure Risk Management: Ensure compliance with the relevant Acts Controls, manages, and governs the processes and systems with the area of accountability to ensure compliance and minimise the business risk Implements all audit recommendations Designs, approves, and implements and maintains policies within area of responsibility Staff Management: Identifies and obtains approval of staffing requirements in line with the approved Organisational Structure and budget Manages the implementation and review of individual role profiles Develops and maintains the Organisation Str4ucture in area of accountability and obtains approval from Exco Manages headcount in line with approved EE plan Manages performance on a continual basis Annually Apply Now
