With a diverse portfolio of existing estates and several upcoming projects, we are seeking an experienced and dynamic Rental Sales Manager to lead our rental agents and drive the success of our rental operations. We only manage and lease the estates we own and do not do this for third parties. Our Company has won numerous awards for our unique developments, which are often office-to-residential conversions. Our estates offer more than just safe, secure, and affordable apartments in unbeatable locations around Johannesburg. We offer a lifestyle to our tenants where they get world-class service and amenities such as dedicated on-site management and maintenance, free gyms, business centres, pools, entertainment areas, and free Wi-Fi. We try to foster a community among our tenants and put on free social events for them. Our estates range from 250 to 700 apartments each and are targeted at young professionals. We own and manage over 3,500 apartments, and we are growing rapidly. We sign 200 - 300 new leases every month. We do not sell apartments. Our rentals range from R5,000 to R9,000 per month. Position Overview: As the Rental Sales Manager, you will play a pivotal role in overseeing the rental department, leading a team of rental agents, and ensuring the successful leasing of apartments across our estates. Leadership and Team Management: Lead, motivate, and inspire a team of rental agents to achieve leasing targets. Provide guidance and support to team members, fostering a collaborative and results-driven environment. Conduct regular training sessions to enhance the skills and knowledge of the rental team. Monitor and evaluate the performance of rental agents, implementing corrective actions when necessary. Ensure teams maintain relationships with existing tenants to keep them satisfied and promote renewals and referrals. Conduct regular ghost shopper tests. Residential Portfolio: Sales Manager Profile Conduct unknown caller tests. Recruitment: Identify staffing needs and participate in the recruitment process to build a high-calibre rental team. Conduct thorough on boarding for new team members, ensuring a smooth integration into the company culture and processes. Strategic Planning and Execution: Develop and implement effective leasing strategies to maximize occupancy rates. Collaborate with other departments to align leasing efforts with overall company objectives. Stay informed about market trends and competitor activities to make data-driven decisions. Remain familiar with competing buildings and their offerings, and recommend changes needed to our pricing, specials, and products to supply for future developments. Performance Metrics and Reporting: Establish and monitor key performance indicators (KPIs) for the rental team. Generate regular reports on leasing performance and provide actionable insights for improvement. Make informed decisions regarding hiring and termination based on performance assessments. Proven experience in sales or promotions and management (minimum of 2 years), with a track record of meeting or exceeding targets. Strong leadership skills with the ability to inspire and motivate a team. Excellent communication and interpersonal skills. In-depth knowledge of the real estate market and leasing trends is an added advantage but not a must. Self-motivated, energetic, and results-oriented. Competent with MS Office and other sales/CRM software. Formal qualification post matric will be advantageous. Previous experience in hiring and managing a sales or promotions team is preferred.
