A well-known organisation is looking for an Operations Manager. The main purpose of the role is to provide technical and managerial expertise pertaining to the maintenance of the retail centre, ensuring operational management of the site, pertaining to mechanical, electrical, and customer service. Your key responsibilities will include, but is not limited to: Collaborate with Centre and Regional Facility Managers to develop and implement comprehensive plans for planned, preventative, and emergency maintenance activities. Ensure alignment with disaster and emergency planning protocols. Lead the development of life cycle planning and preventative maintenance strategies spanning 3, 5, and 10-year horizons. Supervise the asset register to ensure optimal asset control. Implement energy-saving programs and environmental sustainability methodologies, championing 'green' principles throughout our portfolio. Contribute to the establishment and management of Service Level Agreements (SLAs) for approved service providers in collaboration with the Procurement team, ensuring service excellence. Ensure strict adherence to building codes and statutory regulations, safeguarding the legal and operational integrity of our properties. Proactively address technical, operational, and building-related concerns raised by clients. Identify and address emerging trends in client feedback to enhance satisfaction. Adopt positive tenant relationships, oversee tenant installations, and exercise budgetary control to optimize operational efficiency. Conduct thorough inspections, encompassing technical, housekeeping, and service contract evaluations. Uphold stringent quality standards and contractual obligations. Direct and coordinate staff activities, implement structured work schedules, and utilize performance management systems to drive productivity and professional development. Oversee vendor relationships for both "hard" and "soft" services. Monitor service quality, negotiate favourable pricing structures, and optimize municipal and utility management for cost-effective operations. Prepare and deliver comprehensive technical and financial reports to senior management. Stay abreast of evolving market trends and industry best practices to inform strategic decision-making. Manage the procurement process for goods and services, ensuring adherence to budgetary constraints and timely acquisition of necessary resources. Requirements: Diploma or BSc Property Studies / Building Science/ Facilities Management. Relevant Certificate plus 5 years' experience Demonstrable understanding of Property Management 3 to 5 years' property or Built Environment experience.
